EXPECTATIONS FOR SELLING YOUR HOME

Listing a home for sale can be a stressful experience if you don’t have realistic expectations about everything that is involved in marketing your home to make it attractive to potential buyers.  Pricing your home at “the right price” is the most important.  This is where most sellers disagree with their agent and it is mostly a factor of emotional attachment to the house or they are fixated on a figure they want to sell.  Unrealistic expectations are wanting to sell your home at the price of “new construction” in your neighborhood and wanting top dollar for your house and not being willing to invest in repairs or replacements.  Most sellers do not realize that homes do not appraise only on how much upgrades are done to the house but rather on the current housing market of sold homes in the neighborhood that fit your homes age (year build), features (number of bedrooms, bathrooms, pool, fence etc.) and living space or total square footage.  Therefore, it is important to keep this in mind and to pay attention to what buyers are looking for when upgrading your home to keep it marketable.

Another issue sellers need to consider is being flexible to make repairs and replacement of old carpet, appliances, outdated bathroom, kitchen counters, air conditioner, water heater, pool equipment, fixtures and curb appeal before putting on the market.  These are things that will help to attract buyers and sell the house quicker and avoid hold-ups during the inspection and appraisal phase.  A house that is move-in ready is more likely to sell than one that needs repairs.  The more attractive your home is to potential buyers and the more flexible you are to show your home, the quicker it will be to get offers on the table!

Promoting your house is key – in addition to listing on the MLS (Multiple Listing System) I also promote on our unique digital marketing strategies including drone photography and promoting your listing on my website and run Ads on various Social Media mediums for maximum exposure locally in Lee, Collier and Charlotte Counties, domestically throughout the US and internationally.
  4. Execution of Showing – we communicate preferences on showing instructions and being prepared to have the house Show Ready for potential buyers on short notice.  **Having the house clean and tidy for visitors and being accommodating to show the house is key to getting potential offers.**
